En este artículo se propone un sistema de gestión de las reclamaciones posventa aplicado a empresas de construcción de vivienda, aunque también es válido para cualquier tipo de compañía. El sistema consta de un mapa de gestión de la reclamación y de los formularios necesarios para su operación, de un método para la clasificación y análisis de la información de las reclamaciones y de la definición de índices de medición calculados a partir de la información de las reclamaciones. Se muestran algunos de los resultados de la aplicación de este sistema a los datos recolectados entre los años 2000 y 2004 en siete empresas constructoras de la ciudad de Medellín durante la ejecución del proyecto de investigación Cero Reclamos, Cero Posventas, cofinanciado por Colciencias.
Abstract: This paper proposes a management system for the after sale claims applied to housing construction companies but also valid to any type of company. The system includes a map of the claim process with its respective forms and documents, a classification and analysis methodology of the after sale claims information and the definition of the measure ratios calculated from the claims.Some of the results of the application of the system to the information collected between the years 2000 and 2004 of seven construction companies from the city of Medellín during the execution of the “Cero posventas, Cero reclamos” research project are exposed
